What foundation repair costs, and what drives the price

Published October 29, 2026

We did not find a public dataset measuring foundation-repair prices across our metros. The figures you see online are consumer-survey estimates from home-services websites and prices advertised by contractors. National estimates from those websites cluster around $5,000 per project and $1,000 to $3,000 per pier, with very wide ranges. Your price depends far more on the scope (how many piers, how deep, what access, what else is included) than on the city. The city’s permit fee is usually a small, separately calculated line item.

Where the published numbers come from

We looked for government, university or insurer cost data for residential foundation repair and found none. What exists falls into two groups. Neither is a measured local average.

Home-services websites (published cost estimates). These figures were checked October 28, 2026. The sources aren’t independent of one another: This Old House says its data comes from Angi research, and Angi and HomeAdvisor share data.

For HomeAdvisor and Angi St. Louis, “page undated” below describes the versions reviewed October 29. Other versions served during our checks displayed publication dates, and HomeAdvisor also showed slightly different figures. These differences between source views do not establish a change in local repair prices.

Source Updated Geography Figure How they say they got it
HomeAdvisor page undated; checked Oct 29, 2026 National Headline average $5,165; most spend $2,218–$8,111 (lower sections of the same page give slightly different figures); piering $1,000–$3,000 per pier “surveyed thousands of real customers”
Fixr Jan 27, 2026 National Average $5,200; $2,200–$8,200; piers $1,000–$3,000 pricing databases, contractors and experts
This Old House Oct 8, 2026 National Average $5,179; $2,224–$8,134 “market research using Angi”
Forbes Home Feb 10, 2025 National Average $5,400; typical $2,250–$8,600; piers $1,400–$3,200 each five contractors/retailers and cost databases (unnamed)
Angi, Kansas City page Oct 14, 2025 Kansas City Average $5,569; $1,953–$9,185 “We survey real Angi customers”; no sample size
Angi, St. Louis page page undated; checked Oct 29, 2026 St. Louis Average $3,629; $1,079–$6,470 customer surveys; no sample size or date range

Read these as a rough sense of scale, not as what your repair should cost. “Average” here covers everything from sealing one crack to underpinning a whole wall.

Prices contractors publish themselves. Some companies in our metros post price ranges. These are their own statements, not independent measurements. They change, and they may not include the same scope.

Company (metro) Page date What it states
King Piers (Kansas City) modified Oct 22, 2026 “most foundation repairs cost between $3,000 and $15,000”; wall straightening $5,500–$15,000
Level Home Foundation Repair (Tulsa) modified Jun 29, 2026 steel push piers “$650–$1,050 per pier”; typical project $5,000–$15,000
Vesta Foundation Solutions (Oklahoma City) modified Apr 16, 2026 helical $1,200–$3,000 per pier; its table lists push piers at $1,000–$3,000 per pier, while its FAQ gives $1,000–$3,500; ask for a current written quote
St. Louis Foundation Repairs (St. Louis) modified Jun 2, 2026 piering projects $5,000–$20,000+; wall stabilization $4,000–$15,000
Water Solutions (Omaha) modified Sep 24, 2026 push-pier projects “$4,000 to $20,000+”

Notice the spread. One Tulsa company’s per-pier figure starts below $700, while an Oklahoma City company’s runs to $3,000. Neither number is “the” local price. They are what each company chose to publish.

We didn’t find a dated, company-published per-pier price for Wichita, Omaha, Lincoln, Des Moines, Springfield, Northwest Arkansas, Columbia or Topeka, so we don’t print one.

What actually moves the price

  • Number of supports. Piers are priced per unit, so a corner and a full wall are different jobs. Ask how the proposed support count follows from the loads, spacing and area being repaired.
  • Depth and installation criteria. Push piers are driven until they reach a target load or depth. Helical piers are installed to a target torque. Deeper competent soil or rock means more steel and more time.
  • Method. Piers, wall anchors, braces, carbon fiber, slab lifting and drainage are priced very differently. See Foundation repair methods.
  • Access and restoration. Interior work under finished floors, excavation beside patios or landscaping, and concrete cutting and patching.
  • Engineering. An engineer’s evaluation, design or final inspection letter may be separate or included. In Springfield, Missouri, a city rule effective June 1, 2026 requires many foundation repairs to be designed, sealed and inspected by a Missouri-licensed design professional. Ask whether the design and final report are included in the quoted total or billed separately.
  • Drainage and water management. Gutters, grading or interior drains can be a large share of the total, and they may be what keeps the repair working.
  • Warranty terms. Transfer fees and service-call fees are costs too. See Foundation repair warranties.

Permit fees are not project prices

Cities charge a permit fee based on their own schedule, usually a base amount plus a rate on the declared value of the work. It covers plan review and inspection. It’s a small part of a repair budget, and it says nothing about whether a contractor’s price is fair. Several cost websites repeat a “$75–$150” permit figure without saying where it came from. We don’t use it.

Here’s what a few local schedules produce for a hypothetical $10,000 repair, where the schedule is unambiguous. Always confirm which category your city puts foundation repair in.

City Schedule (effective) Fee at $10,000 declared value
St. Louis, Missouri $25 application + $10 per $1,000 or fraction of total estimated construction cost, for projects over $3,000 (checked Oct 2026) $125
Raytown, Missouri $25 + $5 per $1,000 (Nov 1, 2024) $75, plus $75 plan review where plans are required
Bentonville, Arkansas $30 for the first $1,000 + $5 per additional $1,000 or fraction, through $50,000 (undated page) $75
Des Moines, Iowa flat “renovations to dwellings” fee (Jan 1, 2026) $154.50, if the city classifies the repair as a renovation

Other cities price it differently. Lee’s Summit uses a percentage of valuation with a $52 minimum. Columbia sets the valuation itself. Lenexa has both a remodel table and a separate footing-and-foundation permit with a $200 minimum. Ask your permit office which applies, and make sure the contract says who pays the fee.

Does homeowners insurance pay for foundation repair?

Usually not for settling or soil movement, though policies vary, so read yours. One homeowners-policy form filed with the Oklahoma Insurance Department excludes soil movement and loss of soil support, as well as foundation settling, expansion and the resulting cracking. The wording in your own policy controls your coverage. The Insurance Information Institute says most U.S. property policies exclude damage related to earth movement. Missouri’s insurance department notes that most homeowners policies exclude sinkholes, and that even its sinkhole coverage won’t pay for settling foundations. A sudden covered event, such as a burst pipe, can be different. Ask your agent before assuming either way.

How to use cost information well

  1. Get proposals that describe the same scope, then compare. See How to read a foundation repair bid.
  2. Ask for unit prices (per pier, per anchor, per foot of drain) so you can compare changes.
  3. Ask what’s excluded: engineering, permit, restoration, drainage, plumbing tests.
  4. Be wary of a price that’s far below the others. Check whether a lower total reflects a different scope, installation criteria, exclusions or warranty.
